As of July 2025, the median sold price in Ontario dropped to $675,000, reflecting a 1.81% decline month-over-month. At the same time, inventory rose to 2.55 months, a 12.07% increase, pushing the local market slightly further from its spring tightness. While Ontario still technically remains in a seller’s market, the trendline is shifting—and fast.

Homes in Ontario are now sitting 26 days before going under contract—up 30% from the previous month. This suggests buyers are being more selective, or possibly waiting for price adjustments.

Despite price softening, the average list-to-sold price remains high at 100.5%, which means homes are still fetching close to their asking price—especially well-priced or move-in ready listings.

The jump to 2.55 months of inventory means more homes are becoming available, giving buyers more choices and slightly more negotiation power than they had just a few months ago.
