Recently, I had the pleasure of working with a wonderful family of three—let’s call them the Sharmas—who were excited to find their dream home in the Eastvale area. Starting escrow is where the real work begins. We carefully reviewed all documents, educating the Sharmas about:

  • Which ones could be handled with a cursory look
  • How to avoid pitfalls that could cause issues later
Our team remained in continuous contact with the escrow officer, listing agent, listing agent’s coordinator, lender’s team, and everyone involved to keep the process moving smoothly.

The transaction was not without challenges. The property’s Homeowners Association (HOA) was involved in litigation, which meant lenders required extra scrutiny. Our proactive approach ensured that all necessary documents were gathered and submitted to the lender promptly.
Additionally, the insurance quote was unexpectedly high, which upset the Sharmas. To solve this, we shopped around for better insurance options, negotiated effectively, and secured the best value possible. This diligence helped us receive the “clear to close” from the lender without unnecessary delays.
 
Celebrating the Closing
On closing day, our team received the keys and toured the property to ensure everything was in order. To exceed expectations, we arranged for the property to be professionally cleaned and beautifully decorated for a “Key Handover Ceremony.”
